1. Architectural Control
- No construction or external changes to any structure (including paint or additions) may be made without prior written approval from the Association’s Board or an appointed Architectural Committee. This rule helps maintain harmony in community appearance and ensures structural changes align with the established aesthetic of Grenelefe .
2. Use Restrictions
- Residential Use Only: Each lot and unit is designated for single-family residential use. Commercial activities or storage of any hazardous materials, rubbish, or inoperable vehicles in common areas are prohibited .
- Noise and Nuisance: Any activities causing disturbance, excessive noise, or unsightly conditions are not allowed. This includes hobby activities that may create disorderly appearances, such as disassembling vehicles.
3. Common Area Use
- The Association governs the use of all common areas to ensure they remain accessible and enjoyable for all members. Unauthorized structures in common areas, other than approved entrance signs, are not permitted .
4. Exterior Maintenance
- The Association provides exterior maintenance for each unit, which includes repairs, painting, and the upkeep of roofs and building surfaces. However, window and door glass surfaces are the owner’s responsibility .
5. Pets and Animals
- Pets are allowed but must be kept under control at all times to avoid disturbances. Owners are expected to clean up after their pets and ensure they do not damage common or private property.
6. Signs
- Posting of signs, banners, or advertisements on any property is generally prohibited unless approved by the Board. Exceptions include “For Sale” signs, but these must conform to Board specifications to preserve community appearance.
7. Antennas and Satellite Dishes
- External antennas, including radio and television dishes, are not permitted on any unit or property without Board approval.
8. Parking
- Designated parking areas are for resident and guest use only. Residents are responsible for ensuring guests follow parking regulations and do not block entrances, fire lanes, or create disruptions.
9. Violations and Penalties
- The Association reserves the right to enforce these rules through penalties, including fines or suspension of privileges, after due notice and a hearing. Penalties are meant to encourage compliance and protect the interests of all residents .
10. Amendments to Rules
- The Association may amend or introduce new rules as deemed necessary. Members will be informed of any changes through official communication channels, and their feedback will be considered in Board discussions.
