Board Resources
For Boards already working with Wozig — how requests are routed, what to expect from us, and what stays with you.
How to Route a Request
Day-to-day account, billing, and maintenance-request activity for your community runs through your PayHOA portal. Anything that needs Wozig directly — a policy question, a vendor issue, or something the portal doesn’t cover — can reach us fastest by texting 980-505-7183.
Management vs. Board Responsibilities
What Wozig Handles
- Day-to-day financial processing and reporting
- Vendor coordination and oversight
- Homeowner communication and inquiry routing
- Compliance inspections and violation notices
- Meeting preparation and records administration
What Stays With the Board
- Policy decisions and governing-document interpretation
- Budget approval and reserve funding decisions
- Architectural and hearing decisions Wozig routes to you
- Vendor contract approval for major projects
- Legal authority and fiduciary responsibility for the association
Vendor Procedures
Every vendor working in a Wozig-managed community goes through the same intake standard — insurance verification, W-9 on file, and a documented scope of work before anything is approved. If your Board is evaluating a vendor directly, point them to the Vendor Center so the paperwork is on file before work begins.
Meeting Preparation
Board packets go out ahead of scheduled meetings with the prior meeting’s minutes, current financials, and any open items requiring a vote. If an item needs to be added to an upcoming agenda, the fastest path is a text to our office — requests submitted less than 48 hours before a meeting may not make that meeting’s packet.
Financial & Reporting Process
Monthly financial reports are prepared on a consistent schedule and include a balance sheet, income statement, and delinquency summary. Board Treasurers can request supporting detail (bank statements, individual transaction backup) at any time.
Governance & Learning
For general governance concepts — quorum rules, fiduciary duty, reserve studies, and more — the Insight Hub‘s Board Education category is built for exactly this. It’s not a replacement for your governing documents or legal counsel, but it’s a fast way to get oriented before a decision.
